The Importance of Correctly Pricing Your Home A comprehensive market analysis is essential to determine the value of residential property. Location and characteristics of the home are the key elements in determining the value; therefore the basis for valuation is similar homes in your area. The market analysis takes into account the amount received from recent sales and comparative properties currently on the market. The desired end result is to decide upon a price that will attract a willing and able buyer in a reasonable amount of time. Once the value of your home has been determined, you can decide on a listing price that will achieve your goals. Generally, the price should not exceed the value by more than 5% or potential buyers may not even make offers. Naturally, if you want to sell quickly, your asking price should be very near the value. You should never overprice your home for longer than a week.
The following are a few things to keep in mind about pricing: Realistic pricing will achieve maximum selling price in a reasonable amount of time More than any other factor, the market determines the price The costs of improvements are almost always more than the added value Houses that remain on the market for a long time often do not get shown A house that is priced right from the beginning achieves the highest proceeds Don’t actively market your home until you are “ready to move” |

First Impressions First impressions can make you or break you. You must prepare for a potential buyer’s first visit in order to make a good and lasting impression. It is my experience that the following are “the basics” of preparing a home like yours for selling. I recommend these things be taken care of as soon as possible to help ensure a good first impression. OUTDOORS Paint as needed, and replace damaged bricks or wood siding. Keep the lawn neat and trimmed. Replace dead plants and keep shrubs pruned. Keep the driveway and steps clear of debris. Clear decks/patios of clutter, it will make them look larger.
Remove all unnecessary items. You’re moving anyway, make it easier on yourself. Sweep! Clean and tidy all shelf and storage areas. LIVING AREAS Paint as needed, and repair drywall holes if necessary. Be sure drapes and carpets are clean of stains. Electrical and plumbing systems should be in good working order. BATHROOMS Check caulking around tubs and showers. Clean shower curtain/door. Repair leaking faucets and replace tile and grout if needed. Remove unnecessary items from counters, showers, bath tubs. KITCHEN Replace counter tile or grout as needed. Clean over and wax floor. Be sure sinks are clean! Clear appliances and objects off counters and fridge. Remove personal pictures off fridge and walls. CLOSETS Clothes should be neatly hung. Store shoes and loose items neatly. GENERAL Open blinds and drapes; turn on lights for a well-lit showing. Get a lock-box. They are for your protection and convenience. Keep Your Family Safe Not everyone coming through your home will be honest and trustworthy. Reduce the chance of becoming a victim and apply the following. Identify Removable Valuables Such As: · Jewelry · Cameras · Guns · Computers · Video Equipment · Cash
Keep these items out of sight! · Pack up those items-even if it means leaving bare spaces on once-decorated surfaces. · Remove the boxes from the premises.
RX Drugs: Someone wanting to steal drugs will head immediately for a medicine cabinet & clean it out within seconds. · Take all of your drugs out of the medicine cabinet. · Dispose of all old and expired medicines. · For the remaining medicine that is needed on a regular basis, put it someplace out of the ordinary & out of sight (such as in a crock in the kitchen cupboard or in a shoe box in the bedroom closet.) If you have a lot of large expensive items that could be removed easily, consider using: · Motion Detectors · Surveillance Cameras Alarm Systems · If your home is currently protected with an alarm system, keep the alarm code absolutely private so legitimate licensees can show the property to legitimate buyers. · A legitimate alarm system can be of great protection to the home, especially if the potential perpetrator knows that it exists. · Make certain doors and windows are well marked warning of the alarm’s existence. Added Safety · Walk with your agent around the perimeter of the home for the purpose of identifying possible entry into the home other than through the main doors. · Look for basement doors that may need to be better secured. · Look for broken or loose windows, or for possible entry through a garage. · Install stronger and better locks and safety latches, if necessary. You do not have to open the door for just anyone. · For your own safety, you should not let strangers inspect your property without their being qualified and accompanied by an agent. · Refer any unannounced prospects (with or without an agent) to Robert and ask them to make an appointment. · Feel free to deny access to your home if you are uneasy about the situation. Ask for a Business Card & Phone Number · Always insist on the presentation of an agent’s business card when your house is shown. · Call Robert if you are ever unsure about another agent. Your Privacy is Always Important · Even though Robert will put a key-box on your home, you can still insist on appointments being made before a key-box is used. · Remember, most key-boxes can be timed for your own privacy. · Never advertise your house in such a way that it will appeal to a criminal. Never say that the house is “Vacant….Open anytime.” · There are great benefits in having caller ID on your telephone. Give clear instructions to your children on how to avoid phone calls that might compromise your privacy or safety.
The simplest suggestion of all is…always keep your doors locked whenever your family is gone, as well as when you are at home. Remember that no one should be allowed into your home without advanced notice from an agent.
